Georgia Institute of Technology - Cobb County Research Campus

In 1982, Georgia Tech’s research initiatives were increasing and creating an immediate demand for new research space. A significant portion of Georgia Tech’s research was defense related and much of it was conducted at facilities owned by Lockheed Martin in Northwest Atlanta.  When Lockheed decided to sell, TUFF immediately moved to secure the property and issued $14 million in tax-exempt bonds to finance the acquisition.

Comprised of six buildings totaling 160,000 square feet, the research park is still used today by the Georgia Tech Research Insitute (GTRI) to cultivate highly sophisticated defense tools for the U.S. Government. The 52 acre site is located in a remote area which allows Georgia Tech to safely test lasers, radar, and X-rays.  TUFF also leases a portion of the research park to Lockheed.

In 2009, GTRI approached TUFF to secure funds for a renovation of the facilities to ease the high operating costs due to the aging infrastructure and equipment. In May 2010, TUFF secured $19 million in tax-exempt debt to fund the project.

The renovations began in August 2010 and the project is expected to be completed by the end of 2011.  Each of the facilities will receive substantial upgrades to mechanical and electrical systems. The scope also includes significant technology infrastructure and aesthetic improvements.   An energy study was conducted which estimated annual operating savings to GTRI in excess of $180,000.
