Georgia State University Lofts
Georgia State University (GSU) was in need of additional student housing facilities near their central campus complex in Downtown Atlanta. Specifically, married and international students urgently needed space that catered to their unique needs. Unfortunately, the University had no available funds to initiate a new housing project.
The President of GSU approached TUFF with the dilemma and, upon entering into a master lease with the GSU Foundation, TUFF invested $40.4 million in tax-exempt and taxable bonds to finance the development. The facility is operated by the Georgia State University Housing Department and at the end of the lease term, TUFF will gift the property to the Georgia State Foundation.
The 14-story housing facility contains 431 beds and is accompanied by a 362 space parking deck. The land is ground leased from an independent third party owner.
