TUFF signs MOU to develop onMain Innovation District

The University Financing Foundation recently signed an MOU with the onMain, Inc, a 501(c)(3) joint venture between Premier Health and the University of Dayton to create a community that fosters imagination, innovation, and inclusivity to develop phase 1 of the onMain Innovation District in Dayton, Ohio. onMain acquired the 38-acre site which was formerly the Montgomery County Fairgrounds in Dayton Ohio. Phase 1 of the development will include the Think Dayton Building. The Think Dayton building is expected to be approximately 120,000 square feet of high-bay research space with wet lab capability, simulators, and collaborative workspaces. The Think Dayton Building programming will focus heavily on research, development, business incubation and acceleration, and provide cutting edge education and training. Premier Health and the University of Dayton will serve as the anchor tenants of the Project.  The remaining space is designated for industry partners including tech firms and research and development teams as well as partners at the nearby Wright Patterson Air Force Base. The site will have residential, retail, and a variety of community uses. The residential development will feature mixed income housing that supports an integrated neighborhood with opportunities for the district’s residents to live, work, and play. The first-floor retail will encourage community activation and create density. There will be neighborhood amenities like a bikeway network, riverfront views, access to fresh food, and public gathering spaces.onMain will transform the Dayton community and will be a substantial source of job creation. Phase 1 is expected to create 300 jobs, and more will follow as the site develops. The Think Dayton Building will be the flagship and will serve as a catalyst for the future development of the rest of the site.
