Tim Miller joined TUFF in June 2026 as Vice President of Finance, bringing more than a decade of commercial real estate finance experience and a track record of originating over $4 billion in loans across a wide range of property types.

As Vice President of Finance, Tim leads financial strategy and execution for TUFF’s real estate development and investment initiatives, partnering with the executive team on capital planning, public-private financing structures, and long-range financial performance across the portfolio.

Before TUFF, Tim spent twelve years at New York Life Real Estate Investors, where he served most recently as Director of Commercial Loan Origination. He ranked consistently among the firm’s top producers nationwide, leading transactions across office, retail, multifamily, industrial, student housing, mixed use, data center, ground lease, and self storage assets throughout the Southeast. His work spanned the full deal lifecycle—from screening and evaluation through risk structuring, cash flow modeling, and credit analysis—on individual loans ranging from $20 million to more than $300 million.

Earlier in his career, Tim spent four years at KPMG in Real Estate Valuation, delivering valuation and financial advisory services to clients across the U.S. and internationally.

Tim earned his MBA from Emory University’s Goizueta Business School, with concentrations in Real Estate, Finance, and Capital Markets, and his Bachelor of Science in Business Administration in Finance from the University of Florida.

A Midtown Atlanta resident since 2010, Tim lives in the city with his wife and daughter. Outside of the office, he is an avid soccer fan, world traveler, and a dedicated volunteer with the Chattahoochee Riverkeeper, where he helps keep Atlanta’s waterways clean.
