Innovation paves the way for improved standards of living, and TUFF believes investment in education and research helps the communities surrounding those institutions thrive. In 2023, Nashville, TN became a community of focus for TUFF through a strategic building acquisition.

In continuous support of this mission objective, TUFF strategically invests time and resources to uncover real estate acquisition opportunities in university-anchored markets with the goal of promoting a robust live, work, play, learn environment, similar to other projects in TUFF’s portfolio such as Tech Square in Atlanta, GA.

The low cost of living and no state income tax coupled with investment in infrastructure and workforce development has made Nashville, TN an ideal market for the relocation of some of the biggest companies in the world, including Amazon and Oracle. Their population has grown at double the US average rate in the last decade, helping Tennessee become the 16th most populous state in the US. Nashville also offers a total of 10 universities with a diverse mix of public, private and research options, serving the needs of students from across the country.

In May 2023, efforts focused on TUFF’s research of the thriving Nashville market led to a building acquisition at 2100 West End Avenue, anchored by number one Nashville ranked Vanderbilt University. Vanderbilt Plaza, located adjacent to the Loews Hotel, is an eight-story, 130,000 square foot office tower above a five-story parking garage.

The property houses several Vanderbilt senior administrators and vital university departments including investments, development, alumni relations, communications, and general counsel. The building also supports the Wond’ry incubator, Launch, which is designed to support pre-seed and seed-stage venture founders in a wide array of sectors.

Anticipated to grow another 16% by 2024, Nashville is quickly becoming the tech hub of the South, and Forbes recently cited Nashville as the health services capital of the US. Understanding the trajectory of these types of trends and embracing the role that can be played to advance the larger Nashville innovation ecosystem remains in focus for TUFF in the immediate future.
