Developing a nursing innovation community in Decatur, GA

TUFF, Collaborative Real Estate and Emory are working together to build new partnerships with public and private organizations interested in supporting advancements in healthcare delivery.

Emory University’s Nell Hodgson Woodruff School of Nursing leased 70,000 square feet at the building known as 250 East Ponce in Decatur, GA, and commenced a $20 million capital investment to build a state-of-the-art simulation center and classroom space which opened in September of 2022.

The prior owner marketed the building for sale in 2021, while Emory was beginning their construction. TUFF acquired the 145,000 square foot building with a vision to curate a supporting culture of industry partners as co-tenants, provide space for new institutional research relationships, and lead community engagement efforts from the building.

Additional space in the building is currently leased to other pre-existing medical and technology tenants, with an opportunity to create a “hub” of patient care innovation between university and private industry. To pursue such a vision, Emory, TUFF and Collaborative are working together to build new partnerships with public and private organizations interested in supporting advancements in healthcare delivery.

TUFF’s partner Collaborative Real Estate is operating the facility and has instituted community activation aimed at connecting Emory researchers and innovators to the wider Atlanta technology and patient care community while enhancing connections between this facility and the primary campuses of Emory University and Emory Healthcare.

TUFF is investing significant capital in common areas to improve the experience of nursing students as well as the community at large, applying the perspective of an institutional end-user rather than that of a traditional commercial landlord when it comes to investing capital.

The property itself holds long-term strategic value for Emory through its proximity to an acute care hospital operated by Emory Healthcare next door as well as Emory’s main University and Hospital campuses each approximately 2 miles away. As a mission-aligned partner, TUFF can preserve this strategic value to offer future flexibility of expansion or ownership by Emory.
